01 · The challenge

Sealy & Co needed to consolidate their leadership team into a Houston headquarters that would read as institutional from the elevator lobby and warm from the work floor — without disrupting an active investment business during the build.

02 · The approach

KMR ran the project as a phased tenant improvement, sequencing demo, MEP rough-in, and millwork around the client's quarterly close. Long-lead items — the backlit reception sign, walnut wall panels, and stone reception desk — were ordered before drawings were fully released so installation never sat on the critical path.

03 · The outcome

The space opened on the targeted move-in week with no punch-list carryover into occupancy. The reception, conference suite, and executive offices have since become the firm's branded backdrop for client meetings.
