Vendors & Suppliers
Materials, equipment, fabrication, and rentals delivered to active job sites or staging yards.
- PO- or release-based purchasing per project
- Net terms once W-9 and COI are on file
- Submittal packages routed through the project coordinator
- 1099-MISC issued at year-end where applicable
Subcontractors
Trade contractors performing scoped work under a KMR subcontract — concrete, MEP, framing, finishes, and specialty trades.
- Written subcontract with scope, schedule, and AIA pay app cycle
- Texas-minimum COI naming KMR as additional insured
- Lien waivers and conditional / unconditional releases per draw
- EMR, OSHA 300A, and bonding capacity reviewed at prequal
1099-NEC Independent Contractors
Skilled individuals who run their own shop — superintendents, estimators, inspectors, and specialty trade pros engaged project-by-project.
- Independent contractor agreement, scope, and rate per engagement
- W-9 on file; 1099-NEC issued each January
- Self-furnished tools, transportation, and general liability
- Paid on the same published cycle as subs and vendors

- Audited or reviewed financial statements (last 2 years)
- Current Experience Modification Rating (EMR) and OSHA 300 / 300A logs
- Sample certificate of insurance meeting Texas commercial minimums
- Bonding capacity letter (single-job and aggregate)
- Three recent project references — owner / GC, contract value, contact
- W-9 and current state contractor / TDLR licenses if applicable
